The opportunity
Where we see the opportunity.
Higher funding costs and motivated vendors are repricing UK property. For capital that can act with conviction, that is an opportunity. We find it, underwrite it and make it perform.
Four areas of focus
Residential, commercial, supported housing and structured capital.

Residential investment
Blocks, portfolios and build-to-rent. Apartment blocks and portfolios bought directly from developers, receivers and funds, often off-market, and aggregated to an institutional standard.

Commercial and mixed-use
City-centre income assets with an asset-management angle, sourced before they come to market.

Supported and social housing
Social infrastructure. Long-income freehold portfolios aggregated for institutional capital, including £320m of supported living and supported housing.

Development and structured capital
Land and forward commitments. Consented schemes and land where structured capital — preferred equity, forward commitments or forward funding — unlocks the deal for both sides.
For private capital
Access, not just advice.
Family offices and private investors rarely lack capital. What they lack is access, and a partner on the ground who treats the capital, and the confidentiality around it, as carefully as they do.
The best residential and commercial opportunities in the UK change hands before they are marketed, and they go to the buyer the vendor trusts to complete. Calibra has spent fifteen years earning that position: originating off-market, underwriting with discipline, executing with certainty and then delivering the business plan.
Pipeline
Current opportunities
We are aware of a number of off-market residential and commercial opportunities across the UK which, with the right engagement and counterparty, can be shared in confidence.

A small number of families
We bring this to a small number of families, and put in front of them only the deals that clear our own bar.
